Excellent service provided by the friendly staff. Convenient location near the Grand Canal and bus stop, with affordable restaurants and a supermarket nearby. Breakfast was enjoyable, with a variety of breads and coffee. Accommodated our Service Dog without any issues. Bag storage available.

The hotel is in walking distance from Santa Lucia train station, and in general the location is not bad. The staff was friendly.
The room in general was of poor quality (E.G. furniture). In particular, the bed was really uncomfortable for a couple. The shower is tiny - will fit small people only. Quite a lot of stairs, and no lift. No internet.

We had a fantastic stay at this charming hotel in Venice. The room was clean, comfortable, and full of character with wooden beams and a lovely view of the patio garden. The staff was incredibly friendly and helpful, even going so far as to pack a breakfast for us when we had to leave early. The location couldn't have been better, with shopping and restaurants right outside the hotel. great value for money and a 100% recommendation!
The only thing that could have made the morning meal better was a wider variety of fresh options.

Manu was lovely, as were her parents who also worked there. The (shared) bathroom was always clean and generally free. The location was quiet and easy to find, close to the train station and a vaparetto stop.
The bed was a little uncomfortable, but otherwise fine.

The location is not too bad. It is not far away from ferry stop S. Stae (Line No. 1).
This is an old hotel. This family runs hotel has one female person cannot speak English. Her service manner is no good. Hotel locks the main entrance gate at night and you have to ring the bell as ask one person to open it for you when it is late. The single room is quite small. No elevator. You will need the torch when you want to go downstairs cause it is dark inside and the light switch is hard to reach.

The wonderful hotel staff. Very nice and friendly.
The room was infested with mold. The bathroom ceilings and the carpet all outside of the bathroom had black mold. I tried to explain to the front desk about it, but I don't think they full understood how mold forms. They just told me to keep the shower door shut so the water didn't get on the floor.

The staff is very friendly and trying to be helpful. But cannot not, due to limited ability to communicate in English.
The hotel does not qualify as a three star hotel. It is slightly worse than a two star hotel I stayed near Rome's central station in terms of facilities and over all appearance. It is next door to a restaurant. The late night restaurant noise can be heard.

This hotel is an absolute gem! Firstly, the value for money is exceptional. I was pleasantly surprised by the affordable prices, especially considering how expensive the city can be. Secondly, the staff are incredibly attentive and provided excellent service throughout my stay. They were always willing to assist with any requests or questions. Additionally, the location is perfect. Situated in a quiet area, it offers a peaceful retreat from the bustling city, yet it is conveniently close to the boat and train stations, making it easy to explore the surrounding areas.
The lighting in the room could be improved to create a brighter and more welcoming ambiance.

the owner is kind and helpful. the room is spacious and clean with very good excess to all tourist spots. only handicap is the staff couldn't speak simple english. a must stay hotel for any other tourist visiting venice.
